When the time comes to sell your property, there are many steps and factors to consider. This is where working with an experienced and knowledgeable Realtor® will help guide you through the process every step of the way. Below is a general outline of the process and steps involved.
Meet With Your Realtor®
Once you have made the decision to sell your property, it is now time to reach out to your Realtor®, who will walk you through the step-by-step process. I will help you determine the right price for your home, answer any questions you have, and clearly outline how I will market and sell your property.
Get Your Financing Set Up In Advance
If you are still paying a mortgage, set up an appointment with you lender to discuss your options. Depending on the type of mortgage you have, you will need to learn about the options to terminate or transfer it. Taking care of this in advance will make the selling process much smoother and less stressful.
Listing Your Property
The goal to listing your home is to find the right price that will attract numerous buyers and give your property more exposure in the market. In addition to the features of the property, other factors will be the current market conditions as well as what other similar properties have sold for recently in your neighbourhood.
How I Will Sell Your Property
When it comes to marketing your property, we will go over the options and come up with a customized marketing plan that meets your needs and expectations. Professional pictures, brochures, and signs will be created and hosting Open Houses are all options. The property will be listed on MLS (Multiple Listing Services), Point 2 syndicates exposure (16 different databases), and with Aventure Realty network (group of independent brokerages). Through these listings, your property will be part of both domestic and international databases. Your property will also be networked through Facebook, Instagram, LinkedIn, Twitter and YouTube.
Closing
As offers start to appear, we will work together to negotiate with potential buyers. Once you have received an offer that you are happy with and have accepted, there will be some conditions that the buyer has likely included in the contract that will take some time to be removed (ie. Financing, home inspection, insurance, etc.). This is a natural part of the process. Once the conditions have been removed, I will work with your lawyer and will work with you to go through all of the necessary paperwork. Congratulations is now in order as your house is sold and you can now look at buying your next dream home.
