Buying a home is one of the biggest and most important decisions you’ll make in your life. Working with an experienced and knowledgeable Realtor © will help guide you through the entire purchasing process, from the start to completion. As a general guideline, here is some information to help prepare you for what to expect.

Find The Right Real Estate Agent For You
When looking for a real estate agent, ultimately you want to find someone who is honest, has integrity, and is a strong communicator. Working with a Realtor®, they will help you find your dream home, that fits your criteria and budget. They will set up viewing appointments, provide insight into the current market, and help you with every step of the process of buying a home. The right Realtor® will be experienced, knowledgeable, and will represent your best interests every step of the way.

Get Your Financing Set Up In Advance
When the time comes to put an offer together, there are three parts of this process that you will need to consider. First, set up an appointment with your bank or mortgage broker so that you can determine the amount you will be pre-approved for a mortgage. Secondly, you will need to have access to money for the down payment, which will be 5% of the purchase price (at a minimum for first time home buyers) and up to 20% (for additional properties or previous home owners). Thirdly, as part of making an offer on a property, we will need to determine the deposit amount, which is usually 5% of the purchase price or higher, and you must have access to this amount in your bank account.

What Does Your Dream Home Look Like
There are many factors to consider when looking for your dream home. Firstly, determine the price range and the type of property that will meet your needs and wants. Consider things like the neighbourhood that you want to live in, school catchments, access to recreational facilities, number of bedrooms, bathrooms, size of property, etc. Once you have your wish list in place, you can start to look for properties on the app or website.

Starting To Search
As we start to search for properties, I will provide you with options that meet your criteria, schedule and set up viewing appointments, and network with other Realtors® and agencies to help find that dream property for you. Additionally, I will set you up on our email system that will send you listings that fit your wish list as they get listed on the market.

This is the most exciting part of the process! As your Realtor®, I will draft up offers to sellers who will then accept, counter or reject the offer. Under your direction, I will negotiate on your behalf, with the goal of winning the deal with the lowest possible price. Once we have an accepted offer, I will set up a home inspection so that you best understand the current state of the property and that you can be informed of what work may need to be done in the future. Next you will need to finalize your financing with your lender. The last step will be finalizing the necessary paperwork, which I will help connect you with a notary or lawyer. After all of these things are completed, it is now just a waiting game until the completion and possession date!
